RICS Level 2 Survey

FORMERLY KNOWN AS A HOMEBUYER REPORT

The Home Survey Report – Level 2 is a popular option and one of the most common choices of survey for purchasers of residential properties. This survey level is most suitable for conventional and traditionally built houses, flats and bungalows that have not been significantly extended or altered and are in reasonable condition. 

The focus of the survey is on assessing the general condition of the main elements of the property and grounds. Additionally, information on the location and local environment will give you a broader understanding of the area. The report follows a set format, providing a clear ‘traffic light’ rating system to describe the condition of different elements and provides an assessment of any defects/problems. Reports include a reinstatement cost and can include a valuation of the property if required. 

RICS Level 3 Survey

FORMERLY KNOWN AS THE BUILDING SURVEY

The Home Survey Report – Level 3 covers all the elements of a Level 2, Homebuyers Survey Report, although the advice is more comprehensive and gives detailed information about the structure and fabric of the property. This survey level is suitable for all types of property, although it is recommended for properties that are larger, old/listed, of non-standard construction, in poor condition or have been significantly extended and altered. 

The report is very thorough and contains advice on visible faults and potential hidden defects. The report can be tailored to your specific requirements and needs, including the type and costs of repairs that may be needed and advice on potential extensions and alterations. Reports include an insurance reinstatement cost and can include a valuation of the property if required.
