We offer a wide range of RICS valuation, survey and general practice services to suit your needs.

Whether you’re a first time buyer, an experienced mover, investor, developer, institution or a mortgage lender, our survey and valuation team can offer you a tailor made solution to meet your requirements.

We have a trusted reputation for providing our customers with a ‘best in class’ service. This together with our extensive local knowledge enables our clients to make informed property related decisions.

We are appointed to the majority of high street lender panels, for whom we provide valuations for secured lending purposes.

Additionally, we provide both acquisition valuation and disposal advice should you be looking to expand your portfolio or you’re looking for an exit strategy.

Whether you’re paying cash or are financing via a lender, it is recommended that you get an independent survey to assess the condition of the property before you purchase or lease. It is important to choose the right type of survey for the property you are buying and we can help advise on which one is right for you, so that you can make a fully informed decision about the property with an awareness of any defects that might require attention. We understand that buying a property is a huge commitment.

Some clients may decide to upgrade their lender’s mortgage valuation to a building survey for peace of mind prior to purchasing.

RICS Level 2 Survey

The Home Survey Report – Level 2 is a popular option and one of the most common choices of survey for purchasers of residential properties. This survey level is most suitable for conventional and traditionally built houses, flats and bungalows that have not been significantly extended or altered and are in reasonable condition.

The focus of the survey is on assessing the general condition of the main elements of the property and grounds. Additionally, information on the location and local environment will give you a broader understanding of the area. The report follows a set format, providing a clear ‘traffic light’ rating system to describe the condition of different elements and provides an assessment of any defects/problems. Reports include a reinstatement cost and can include a valuation of the property if required.

RICS Level 3 Survey

The Home Survey Report – Level 3 covers all the elements of a Level 2, Homebuyers Survey Report, although the advice is more comprehensive and gives detailed information about the structure and fabric of the property. This survey level is suitable for all types of property, although it is recommended for properties that are larger, old/listed, of non-standard construction, in poor condition or have been significantly extended and altered.

The report is very thorough and contains advice on visible faults and potential hidden defects. The report can be tailored to your specific requirements and needs, including the type and costs of repairs that may be needed and advice on potential extensions and alterations. Reports include an insurance reinstatement cost and can include a valuation of the property if required.

In addition, we undertake residential surveys and valuations for a wide range of purposes, including:
